Specialist Disability Accommodation (SDA) is housing designed for NDIS participants with extreme functional impairment or very high support needs. SDA dwellings include accessible features that help residents live more independently and allow other supports to be delivered more effectively and safely. SDA is delivered under registration group 0131, and providers intending to deliver SDA must be registered with the NDIS Commission for this registration group. Providers delivering SDA are also assessed against the NDIS Practice Standards for the Specialist Disability Accommodation supplementary module, also known as Module 5.

Yes. NDIS registration is mandatory for providers intending to deliver Specialist Disability Accommodation (SDA). Providers must be registered with the NDIS Quality and Safeguards Commission under registration group 0131.

Technically, yes. You may be able to pursue SDA registration without already having a physical property. Providers must be registered with the NDIS Commission under registration group 0131 before they can enrol an SDA dwelling, and an SDA property must be enrolled before it can be used as Specialist Disability Accommodation. If you proceed with registration without a suitable SDA dwelling, the auditor may record a minor non-conformity. Best practice is to have at least one SDA dwelling ready for enrolment, whether owned, under construction or under a management agreement, before booking your audit. This Module 5 Documentation Package covers the policies, procedures, forms and registers required for registration and ongoing SDA operations, including the SDA Dwelling Enrolment Practice Manual.

Specialist Disability Accommodation (SDA) and Supported Independent Living (SIL), are separate NDIS supports that often work together but serve different purposes. SDA, under registration group 0131, refers to the physical housing, such as purpose-built or modified dwellings designed for participants with extreme functional impairment or very high support needs. SDA is covered by this Module 5 package. SIL refers to the in-home support delivered to participants, such as assistance with daily life tasks, supervision and support to live as independently as possible. SIL has historically been associated with registration group 0115, Assistance with Daily Life Tasks in a Group or Shared Living Arrangement, and from 1 July 2026 a new registration class, 0138 Assistance with Supported Independent Living, will apply to SIL providers. Many participants require both SDA and SIL, but providers may deliver one or both services. Where the same provider delivers SDA and other supports to the same participant, clear conflict-of-interest controls and separate service agreements are expected. If you intend to deliver SIL alongside SDA, you will also need the relevant Core Module and SIL documentation. In this case, the Mega Package would be the most suitable option for you.

Yes. If you intend to deliver other NDIS supports alongside SDA, you will need documentation that covers those additional supports and the relevant NDIS Practice Standards. For example, if you deliver SIL alongside SDA, you will need the relevant Core Module and SIL documentation in addition to your SDA Module 5 documentation. SDA registration under group 0131 only covers the specialist housing component, not the delivery of other in-home or daily living supports. If you plan to deliver multiple NDIS supports, the Mega Package is likely the most suitable option for you.
